Residential Development, Settlement Boundary

Our client owned a site comprising agricultural land and previously developed land just outside the settlement boundary of Swineshead, Lincolnshire. We worked with Studio 11 Architecture to create a design and layout for the development which was in keeping with the village location.

While local policy restricts development outside the settlement boundary, we successfully argued that the relevant local policies were out of date, due to a shortfall in the supply of housing land. The Council granted planning permission for 61 new homes outside the settlement boundary based on the national policy considerations outlined in our planning application. We were also successful in persuading the Council to identify the site and adjacent land as a housing allocation in the draft South-East Lincolnshire Local Plan.
