We took part in an appeal hearing, arguing that planning permission should be granted for up to 40 houses. We were appointed following the refusal of planning permission.
The site is in the rural area, within Boston Borough. The adopted Local Plan generally sought to restrict housing in this village, and also specifically in areas outside the defined settlement boundary, as this site was. However, the emerging Local Plan proposed to allow for some development, and part of the site was identified as a potential new residential allocation. The Council argued nevertheless that this was not a suitable location for housing, primarily on the basis that it was remote and not sufficiently well served by local services and public transport. We overcame many of the Independent Planning Inspector’s concerns on these matters, and we also argued successfully that the very high level of need for housing justified setting aside the normal presumption against housing in this location.

Working with Steve Jowers Associates, who provided a Landscape and Visual Impact Assessment, we also overcame concerns relating to the potential visual impact of new development on the character of the area and wider landscape. We also addressed the Planning Inspector’s own concerns regarding the potential design of the new development, and the capacity of the site to accommodate the number of dwellings proposed.
