A house in the Green Belt with a large barn behind it, and extensive gardens in front. The house was not in an ideal position within the plot, being located in one corner, with little space around it. We gained a lawful development certificate to demonstrate that the building behind had a B8 commercial storage use, having been used continuously for that purpose for over 10 years. We then gained prior approval for the conversion of that building to form a new dwelling, under permitted development rights. We also gained lawful development certificates which established the extent that the existing house could be extended under permitted development rights.

Following this, we engaged the Council in pre-application discussions, and then submitted a planning application seeking the replacement of the house and storage building with two new-build houses. The houses were the same size as the existing buildings, plus permitted extensions. The new houses were also repositioned on the plot, giving them appropriate separation and generous back gardens. Their position was carefully considered, working with the topography of a sloping site and mature trees and hedgerows. Planning permission was granted in 2018.
